WHY IS THIS REQUIRED?
In a perfect world, where every quote that went out had all the relevent information, such as, the number of people staying overnight, if any visitors would be stopping by, an "Event" (such as a wedding) is planned, etc., this form would not be necessary. Truth be told, this form isn't probably necessary for 95% of all vacation homes. Those homes don't offer accommodations suitable for more than their top people count or are condos, where management prevents things from going sideways.
In Mississippi, less than 5% of all vacation homes, sleep 16 or more people. Less than 1% of all the Vacation Homes in this state, sleeping 16 people or more, have a pool. The River Lookout offers a park-like setting, on the Biloxi River, in the city limits of one of the most popular tourist destination in the country. To say this Vacation Rental is rare is an understatement. For the small to the large vacationing group of people, whether a family, golfers, friends getaway, spiritual or business retreat or those here for one of the numerous local events (Horse Show, softball tournaments, art festivals, Crusin' the Coast, etc.), the house will provide an amazing stay.
One of the reasons less than 5% of Mississippi Vacation Rentals accommodate 16 people or more, is that there is not that much of a market for such large groups. Ideally, because of the few number of large vacation homes, River Lookout competes with, it will be rented by mostly large groups. That said, to stay booked as often as possible, the rates are based on fewer people than the house can accommodate. Allowing smaller groups to enjoy this unique home, with plenty of room to spread out. As the people count increases, the cost does go up, but the per person / per night book goes down.... Making the house a great economical choice for large groups, while helping ensure the house remains a viable vacation rental for years to come.
With the above in mind, you still may find this form tedious to fill out and for that, I'm sorry. While the majority of our guests would never plan to have a Wedding at a Lodging Establishment without mentioning it, many who have inquired on this Vacation Home, have. Weddings are not the only thing that has been booked, without disclosure. Twice in 3 years, parents have rented the River Lookout, for their teen children and all their teen facebook friends.... both times without supervision.... but times involving a huge disruption to the neighborhood, resulting in police action and damages to the River Lookout.
My other Vacation Rental, The Great Escape River House, had a lady, out of the New Orleans, want to book a 4 night Memorial weekend stay, saying her group would be 10 Adults & 7 Children. When asked to submit a list of the 17 overnight guests and their ages, as well as the same information on any visitors, she provided a list of 108 visitors, first and last name, as well as ages. She also mentioned that she was waiting on several more to confirm.
